Greenview Gardens, in short

Greenview Gardens sits at 125 Robinson Road in Mid-Levels West. Completed in 1974, it has 4 blocks and 96 flats of 986 to 1,322 sq ft (about 986 sq ft in blocks CD and GH; 1,290–1,322 sq ft in AB and EF). At over 50 years old, a full renovation here usually means new wiring, a new consumer unit and new hot and cold water pipes, plus bathroom waterproofing and windows. In September 2026 we quoted and signed a 986 sq ft flat here — interior works about HK$625k. Our quote engine prices a comparable full renovation of a 986 sq ft flat at from about HK$580k.

Layout notes

  • Budget prices 3 bathrooms/WCs (helper's WC included) and about 14.5 ft of new walls — the same scope as our project.
  • A large living-dining room with a separate kitchen; the helper's room and WC sit beside the kitchen and can become a study or storeroom.
  • Both original bathrooms have tubs — one can become a walk-in shower with a glass screen, as in our project.
  • We measured the ceiling at about 2.5 m; painting is priced on that.

  • About 800 sq ft of new floor tiles; kitchen (about 450 sq ft) and three bathrooms/WCs retiled and waterproofed
  • About 14.5 ft of new block walls for the kitchen and bathroom
  • New single-phase consumer unit plus 40 × 13A sockets
  • All kitchen and bathroom hot and cold water pipes renewed in copper
  • Entrance door, 3 bathroom doors and 4 room doors (one concealed)
  • 4 aluminium ceilings with downlights, 2 tempered-glass shower screens

The real quote sits above the engine's standard estimate mainly because of higher-spec tiling and painting, locks and a concealed door, and a larger strip-out.

05Before you start

What a 52-year-old building needs

52 years old: what to check

  1. 01

Rewire and replace the consumer unit

After 20+ years the original wiring and consumer unit rarely suit today's appliance loads. From our quotes: a new single-phase consumer unit is about HK$6,500–7,000; each 13A socket about HK$800–850.

  2. 02

Replace hot & cold water pipes

Old pipes sit inside the walls, so the economical moment to renew them in copper is while the walls are open. From our quotes: about HK$14,000 per kitchen or bathroom.

  3. 03

Mandatory Window Inspection (buildings 10+ years old)

The Buildings Department serves notices on private buildings aged 10+ (except domestic buildings of 3 storeys or less) every 5 years; owners appoint a Qualified Person to inspect every window, with repairs by a registered contractor. Replacing windows during a renovation avoids a second round of scaffolding.Buildings Department — Mandatory Window Inspection Scheme ↗

  4. 04

Mandatory Building Inspection (buildings 30+ years old)

Private buildings aged 30+ (except domestic buildings of 3 storeys or less) must have common parts, external walls and projections inspected by a Registered Inspector every 10 years. If the building is about to repair its façade, window-edge waterproofing and external gas pipes can be coordinated with it.Housing Bureau ICU — MBIS & MWIS ↗

  5. 05

    Redo bathroom waterproofing

Whenever bathroom tiles are relaid, the floor and wall waterproofing is redone (we use Sika 107) and water-tested before tiling — bathrooms are the most common source of leaks into the flat below.

  6. 06

From our work at Greenview Gardens

1970s flats rarely have enough sockets in the right places for modern living; plan them afresh (our project here adds 40 new 13A sockets).

Before work starts

Statutory rules follow the government sources linked below; estate rules (working hours, deposit, lift protection) follow the management office's latest notice — we confirm them before work starts.

  1. 01

    Management-office application

Most estates require a renovation application, contractor and worker details and a deposit before work starts; working hours, lift protection and debris-removal times follow the management office's notice. We handle and confirm all of it.

  2. 02

Noise: no powered tools at night or on holidays

Under the Noise Control Ordinance, construction work using powered mechanical equipment — renovation included — between 7pm and 7am, or on Sundays and public holidays, needs a Construction Noise Permit. Works are therefore scheduled Monday to Saturday in daytime, and estates often set narrower hours.GovHK — Construction and renovation noise ↗

  3. 03

Window replacement is a Minor Works item

Repairing or replacing windows is generally Class III item 3.6 under the Buildings Department's Minor Works Control System: it must be done by a prescribed registered contractor, with documents submitted within 14 days of completion. Our window works follow this route.Buildings Department — Minor works related to windows ↗

  4. 04

Gas work by registered gas installers only

Under the Gas Safety Ordinance, gas pipes and appliances may only be installed or altered by a registered gas installer of the right class, employed by a registered gas contractor.EMSD — Gas installation work & registered gas contractors ↗

  5. 05

Structural walls and beams stay put

Before opening up a kitchen or moving walls, confirm whether the wall is structural. Structural alterations need Buildings Department approval; only non-structural partitions can be removed. We check this at the site visit.

07Ideas

Design directions

01

Re-plan a generous floor area

The 986 sq ft three-bedroom layout has a generous living-dining room. Opening the non-structural wall between kitchen and dining for a semi-open kitchen or bar, and turning the helper's room into a study or walk-in wardrobe, are natural moves — after we confirm which walls are structural.

02

Swap a tub for a walk-in shower

Both original bathrooms have tubs. Converting the second one to a walk-in shower with a tempered-glass screen is easier day to day and easier to clean — exactly what we are doing in our project here.

08FAQ

Questions owners ask

How old is Greenview Gardens?

Greenview Gardens was completed in October 1974, so it is about 52 years old in 2026 — within the age range of both the Mandatory Building Inspection Scheme (30+ years) and the Mandatory Window Inspection Scheme (10+ years).

How big are the flats?

The 4 blocks hold 96 flats of 986 to 1,322 sq ft saleable: about 986 sq ft in blocks CD and GH, and 1,290–1,322 sq ft in AB and EF.

What does a full renovation cost here?

In September 2026 we quoted and signed a 986 sq ft flat here at about HK$625k for interior works (built-in furniture extra). Our quote engine prices a comparable full renovation at from about HK$580k; the final figure depends on layout changes, materials and whether the windows are replaced.

How long does it take?

A full renovation of 850–1,000 sq ft — wiring, plumbing, tiling and painting — typically takes about 4 months (our completed projects of this size each took 4 months).

Can I open up the kitchen?

It depends on whether the wall is structural. Non-structural partitions can usually be removed; structural walls and beams need Buildings Department approval. We check this at the site visit and plan the gas supply and cooker-hood exhaust in advance.

Should I replace the windows at the same time?

Buildings over 10 years old fall under the Mandatory Window Inspection Scheme. If the frames are tired, replacing them during the renovation is the economical moment: our quotes run about HK$300 per sq ft of window, plus scaffolding and insurance. Window replacement is generally a Class III minor works item done by a prescribed registered contractor.
